Design Process

Phase 1: Pre-design
This is an information gathering and documenting phase. This includes in depth research of the site to decide the best orientation of the building, which views to optimize, the best approach to the building, and more. It also includes researching the applicable zoning regulations and CC&R’s. A site survey will be needed at this phase and Delano Studio can request a survey by a local surveyor, if the property owner doesn’t have one already.

 

Phase 2: Schematic Design
This is where we start to explore the potential a building can have on the site. We use the information gathered from the previous phase and come up with 2-3 design options. Throughout this phase we are meeting regularly to collaborate, and refine design ideas through hand drawing and 3D modeling. By the end of this phase we will have schematic level floor plans, elevations, sections, and a working 3D model.

 

Phase 3: Design Development
During this phase more detail is added to the plans as we continue to refine the design concepts and goals from the previous phase. We start to look at different material options for both the exterior and interior of the building. Consultants are brought on at this point to discuss building systems and how to best integrate within the design intent. By the end of this phase we will have well developed floor plans, elevations, sections, and 3D model.


Phase 4: Construction Documents
This Phase fixes all the information about the house into a detailed set of plans that will be used to apply for a building permit, and for the Contractor to build from. We work closely with the consultants during this phase in order to produce a well coordinated set of plans.
